Retractable Roof Care and Maintenance

Defined as a kinetic architectural feature visible only in most high-end sporting venues, retractable roofs have surprisingly found their way in some households. That means should you want to, you now have access to a luxury once enjoyed only by grand sporting venues like the home of the Indianapolis Colts, the Dallas Cowboys and even to what many people refer to as the Mecca of tennis – Wimbledon.

Hailed mostly for the unrivaled flexibility it offers, retractable roofs allow you the luxury to extend the amenities and capacity of your residence. As if not enough, this flexibility is manifested even in its design as there are options to have it freestanding or attached to your home, whichever suits your fancy.

For many homeowners, the common challenge is finding the suitable place for this wonderful innovation. While some consider it to be the perfect excuse to enjoy the residential pool all year round, others consider it the ideal complement to the attic deck.

Once you’ve made up your mind as to what to get and where to have it installed, it will work to your benefit if you arm yourself with at least the basics on its care and maintenance.

Akin to most outdoor shade structures, you’d be delighted to know upkeep is not that complicated. The following basics should get you off to a good start:

  1. Clean the gasket. This fortunately does not have to be tedious. Twice a year will actually do the trick. Opt for a lint free, damp, and clean cloth, throw in a mixture of mild detergent and you are good to go. Rinse with fresh water and wipe dry with clean cloth. Also, applying a little silicone lubricating spray will be advantageous, especially if manufacturer-recommended.
  2. Keep track and drive mechanism dirt and debris-free. In addition, you can easily and effectively maintain the drive system by applying white lithium grease at least once a year.
  3. Know what to avoid. Equally important to knowing what to do is knowing what to avoid. In the case of gaskets for instance, it will work to your benefit if you steer clear of vinyl dressing, petroleum jelly and mineral oil.
  4. Make maintenance a regular thing. If you wish to further extend the life cycle of your retractable roof, a maintenance routine should be in place. This should include having springs, bolts, and nuts checked and replaced whenever the need calls for it.

Keep the above mentioned maintenance tips in mind and you can look forward to years of hassle-free usage.
